The study that showed this effect by the Pacific North West Research Station is actually from 2010 so this figure may actually be significantly bigger if it has tracked inflation. The study looked at over 3000 homes and found that a tree in front of the house (or a “street tree”) significantly increases the value of a property even when controling for factors like neighborhood, lot size, number of bedrooms, and total square footage. The studuy also tried to determine if a specific type of tree would increase property value more but found low correlation suggesting that the value of tree variety is largely up to preference.
The value increase is not random but rather a reflection of the very real desirability of trees.
